My name is Susan Vermilya, and I am running for the 3-year seat on the Hull Redevelopment Authority (HRA) because I believe the future of our community must be shaped by the people who live here—not outside interests or developers.Learn more about my campaign, what I stand for, and how we can protect Hull’s future—together.Election day is May 18th, from 7am–8pm at Hull High School. I’ve attended nearly every HRA meeting over the past three years.
I understand both the history and the current challenges—and I’m ready to contribute on day one

Why I am Running

I care deeply about the future of our community and the HRA land. When I learned about large-scale development plans (over 100 housing units, a hotel plus a convention center), I took action by submitting citizen petitions to protect this space—not to prevent development entirely, but to ensure it wasn’t OVER developed.What began as my solo effort quickly united others around the common cause. Community stepped forward, momentum grew, and SOS Hull was born.Like many of you, I treasure that land and believe it should be used to benefit our community—not sold to developers.From it, we all enjoy:

  • The sunrise views on morning commutes

  • The sense of calm it brings at the end of the day

  • The open space that makes Hull feel like home

My Position

  • No condos on this land.

  • I am committed to a vision that puts our community first-- creating a vibrant, community-focused destination for residents and visitors to enjoy for generations to come.

  • I am not against structures on the land but it should benefit our residents rather than selling off the land to developers for housing.

  • I support a new public safety building -- just not on the HRA.

  • I support the HRA making a contribution to the Affordable housing Trust to help with housing in other areas of Hull.

  • I support collaborating with the DCR on how both of our plans can complement each other.

  • I support engaging a professional land use planner to help with what is possible on the land along with what is feasible given our climate and coastal resiliency challenges.

My perspective is shaped by experience. Hull is a barrier beach -beautiful, but fragile- and I’ve seen firsthand what the ocean can do:

  • During the No Name Storm, ocean water overtook our streets

  • Our neighborhood was flooded with four feet of water (living on Massasoit Ave.)

  • Hull Shore Drive Extension, along the HRA land, was severely damaged and closed

Given these realities, building large-scale condo developments on this land would create long-term risks to our community, increasing pressure on infrastructure and putting our safety at risk.

A Better Vision for the HRA Land

After 60+ years, it’s time to move forward— but in a way that our community supports and can enjoy for generations to come.What Hull needs most:

  • More recreation

  • More gathering spaces

  • More ways to attract visitors

  • Thoughtful, balanced development

  • The HRA to make a contribution to affordable housing elsewhere in Hull

  • To collaborate with the DCR on solutions

  • Not more dense condo construction on vulnerable land.

A Financial Lens That Matters

For 20+ years as a Financial Controller, one thing I’ve learned is that it’s not all about revenue—it’s about the bottom line.
While new developments may increase tax revenue, we must ask:

  • What are the true costs?

  • Are we accounting for infrastructure costs like sewer and other upgrades?

  • Are we factoring in major expenses like the Strawberry Hill water tower?

  • Have we considered increases in public safety personnel costs?

Smart planning means evaluating true cost vs. benefit, not just growth.

About Me

I grew up in southern New Hampshire and moved to Boston after college, where I continued my education at UMass Boston pursuing my MBA.My husband and I discovered Hull shortly after we were married, and for nearly 35 years we’ve been proud to call it home. We raised our two children in the Hull Public Schools and, like so many others, quickly fell in love with this close-knit community and the people who make it so special.I’m a collaborative, solutions-focused person who believes in bringing people together to move ideas into action. I take my committee work seriously and remain focused on thoughtful, practical progress for our town.In the summer, you’ll often find me paddleboarding on the bay—usually with my dog Luna beside me.

How to vote for me on Monday, May 18th

  1. On your ballot form, go to the section for Hull Redevelopment Authority and find the words "For Three Years to fill a vacancy.

  2. Just below the name (Charles Joseph Richardson Jr), you will see the words "Write-in".

  3. Fill in the oval for (Write-in". It is the last row on your ballot form.

  4. Write my name AND address. Pay attention to spelling:

OR, you can visit our campaign table on your way in to vote on election day and pick up a sticker to affix to the ballot.No need to remember the spelling of my name with a sticker!
